![]() Prices of detached houses are generally not reduced even if they are near new wind farms. It is found in a new report. Wind power is now being quickly released in Sweden. Many local residents are concerned that the value of the villa or summer house will sink when they get a wind farm as a neighbor. But that house prices generally to fall is not true according to a new study by consulting firm AF on behalf of the Swedish wind energy. The report has analyzed about 42 000 sales of houses in the five-mile radius of 120 new wind power plants put into operation between 2001 and 2007. These sales are compared to reference sites in the surrounding area. The main conclusion is that there is no general link between proximity to wind turbines and lower prices of villas and cottages. Houses near the wind turbines has risen on average about the same rate as reference areas in the municipalities concerned, the report says. - It's nice to be able to show that in all cases there is no systematic decline in property prices on the construction of wind power in the vicinity, the results suggest the opposite course, "said Gunnar Fredriksson, vice president at the Swedish Wind Energy in a statement. But the picture is not entirely clear. A small reduction in house price of 2-4 percent could be detected for the house that was in the range 1-3 km from a wind turbine. But that difference would depend solely on wind energy report authors believe that there is no evidence, but other factors may have affected house prices. In some regions and on some wind farms, however, prices have been weaker. Examples include the area around the Allmagverket Orust. Several of the brokers contacted to assess where the wind may have had a negative impact on house prices. Karl-Erik Ekstrom, President of the Association Kolerbygdens Landscape Protection in Pitea, actively working against the expansion of wind power, believe that prices greatly affected if a house is near a wind turbine. - The market value goes down, the broker at least here in the town said, "says Karl-Erik Ekström. His own house is just over a mile from the proposed giant wind farm Markbygden in Pitea. The residents are concerned about several incidents within the planned wind turbines. - We are most worried about the sound, especially during construction of hundreds of thousands of truck loads, "says Karl-Erik Ekström. The intense light from flashing lights to prevent aviation is also a concern. Although views are affected. - Visually, it will interfere. Wind turbines at 200 meters is very dominant, "says Karl-Erik Ekstrom. |
